Initiatives for Sustainability
As a real estate owner and manager, Behringer Harvard has made a conscious commitment to the environment. We have created a sustainability program geared toward energy conservation and sustainable operations that includes the following:
- Benchmark all office properties for energy efficiency and apply for ENERGY STAR label on any property that qualifies.
- Develop new office buildings to LEED Core & Shell Silver specifications and improve existing buildings to meet LEED EB Operations & Maintenance specifications when applicable and economically feasible.
- Monitor energy consumption and utilize a program of best practices on all assets with the overall goal of increasing operational efficiency across the entire portfolio.

LEED
Behringer Harvard has committed to participating in the Leadership in Energy and Environmental Design (LEED) Green Building Rating System, developed by the U.S. Green Building Council. The following properties have been registered with U.S. Green Building Council:
Three Eldridge Place, which is under construction and is expected to total 303,000 square feet, is pre-certified LEED Silver.
Westway One, 143,000 square feet, was built in 2007 to LEED Silver specifications, and is pending final approval.
Bank of America Plaza in Charlotte, NC, has been registered LEED EB Operations & Management
Lawson Commons in St.Paul, MN, has been registered LEED EB Operations & Management
Best Practices
Behringer Harvard has developed a program for best practices for existing buildings, including recycling programs, water efficient upgrades, green cleaning services, and energy saving projects.
